Development Finance for Residential Projects

 

Amount

£150,000 to £1,750,000. We will provide up to 65% of the land value and 100% OF THE DEVELOPMENT COSTS (INCLUDING FEES) and roll up the interest provided that the total Facility does not exceed 75% of the end value.

Higher L.T.V. if further security is available.

 

Interest Rate

1.5% per month. Rolled up and added to the Facility.

 

Arrangement Fee

3% of the Facility which is payable on acceptance of the offer.

 

Commission to the introducer

1%

 

Exit fees

Usually none but in high L.T.V. cases negotiated direct with the client.

 

Term

Minimum 3 months up to 3 years no early redemption charge after 3months.

 

Purpose

Residential and commercial developments including speculative projects,

 

Fees

All legal, valuation and Q .S. fees payable by client on acceptance of offer.

 

Security

First charge on property; debentures and personal guarantees in Company Facilities.
