How we work

We take a very hands-on approach to our residential development finance. We like to meet clients face-to-face, and to visit the development site to see its potential for ourselves. We study the plans, and research the local market. We employ top-class professional solicitors, quantity surveyors and valuers – experts in their field who have worked with us for a number of years and understand our requirements and how we work.


Our application process is straight forward and forms 3 stages:

Stage 1

Initial Enquiry & Site Visit

All we require is an estimate of the value of the site as it stands, the development cost calculations and the anticipated gross development value (GDV) when completed. Our experience tells us decisions are required quickly. At AEF we will respond to the enquiry within a day and if your project meets our lending criteria will forward a principle offer.


On acceptance by you of our indicative terms we will want to meet with you and visit the development site. Here the scheme can be discussed in more detail.

Aberdeen Enterprise Finance is managed by Terry Irvine, who has over 25 years’ specialist experience in commercial lending. Terry has great expertise in both the residential and commercial property sectors, and has a wide network of professional contacts.








Michael Backhouse is Finance Director. A chartered accountant, Michael was a partner of a leading Yorkshire firm of accountants for 20 years.








Associate Director Anton Calleja joined the team in 2015. Anton has over 15 years professional experience, including 9 years with EC Harris Built Asset Consultancy as a Chartered Quantity Surveyor.



Offer & Formalities

Following the site visit, providing the site continues to meet our lending criteria and you are satisfied with our terms we will issue an offer letter that sets out the details of the loan facility and the detailed terms of the agreement.


On acceptance of our offer and receipt of the necessary fees we will instruct the solicitor, valuer and quantity surveyor to complete the legal formalities and due diligence.

Stage 2

Stage 3


Following the satisfactory completion of professional reports and the legal formalities are signed off, any agreed initial advance can be made and the regular payment drawdowns to fund the construction can commence.
